1-31 Development serves as a full service real estate development company headquartered in Sacramento, California. It has experience in obtaining entitlements and developing both residential and commercial projects. 1-31 Development manages its own projects as well as obtains entitlements and all necessary permits for clients by providing land use and environmental consulting throughout California. Our land use services address traditional urban fields such as residential, commercial, office, industrial and mixed use projects. As a part of our services, 1-31 Development assists in securing permitting at all levels: local, state and federal. This includes compliance with environmental documentation, and wetland and endangered species permits with several agencies including Corps of Engineers, National Marine Fisheries Service, and U.S. Fish and Wildlife Service. 1-31 Development will deal directly with city and county officials as well as various municipal districts and agencies to assure that projects are approved in an economically efficient way for all parties involved. Projects can be complex, controversial and outside of the box, but a creative development process can result in a successful projects.

In addition to developing projects and obtaining entitlements for clients, 1-31 Development has teamed with Myers Construction Solutions and The Advantage Group to create a unique way of doing business. Their comprehensive package allows residential land owners, investors, developers or financial institutions the ability to entitle, build and sell a subdivision in California without assuming any long term construction liabilities.

1-31 Development was founded by Clint Myers, originally as a commercial development company. Clint soon realized that his experience in residential development and entitlements would be an excellent addition to the services already provided by 1-31 Development. Clint believes in performing work in a timely manner and creating an open environment for clients to discuss their dreams and eventually turn those dreams into reality.
